Phase II of Anschutz Inpatient Pavilion Begins


Haselden Working on Second Phase of Anschutz at Fitzsimons

Haselden Construction began work this summer on Phase II of the Anschutz Inpatient Pavilion for the University of Colorado Hospital at the Fitzsimons medical campus in Aurora.

Haselden Construction broke ground this summer on Phase II of the Anschutz Inpatient Pavilion for the University of Colorado Hospital at the Fitzsimons medical campus in Aurora.

Part of the Anschutz Centers for Advanced Medicine, this second phase includes a four-story, 270,000-sq-ft addition to the north of the hospital for clinical core expansion. The new space will feature surgery suites, intensive care units and imaging space.

Haselden will also complete approximately 200,000 sq ft of tenant build-out of floors seven through 12 in Anschutz Inpatient Pavilion Tower I to house additional patient rooms and other services and renovate about 42,000 sq ft of the existing facility. Infrastructure to support the pavilion's second phase and future facilities is also included in the work.

The tenant build-out portion began in early July and is scheduled to finish in early 2007. The entire project will finish that spring.

Like the first phase of the Anschutz Inpatient Pavilion, design and construction of the second phase will be achieved through a collaborative process involving the University of Colorado hospital staff and user groups, HDR Architects, design consultants and Haselden Construction.

Construction Begins on Centerpoint Plaza

Drahota Inc. is working on Centerpoint Plaza at 2121 Midpoint Dr., Fort Collins. The 20,967-sq-ft, core-and-shell office building project will cost $1.7 million and is scheduled to be completed in November. Drahota is also doing the tenant finish.

Centerpoint Plaza is owned by Centerpoint Building A LLC and was designed by Mark Belford Architects of Fort Collins. Larry Freedman of Brokers Alliance Mortgage is handling the leasing of office space.

Bear Crossing Townhomes Set a Winter Park Sales Record

Ground was broken this summer on the new Bear Crossing townhome development, which set a sales record for Winter Park.

The property, located on a seven-acre site approximately one mile from Winter Park’s Main Street, sold more than $26 million worth of residences in less than three hours at a single-day sales event this spring. The sales total far exceeded any previous townhome sales efforts for the resort.

Bear Crossing backs up to National Forest land and will include townhomes ranging in size from 1,950 sq ft to 2,600 sq ft. Building features will include high-volume ceilings, allowing for over-height glass; double master suites; high-end finishes, including hardwood floors, fireplaces, solid wood cabinetry, granite counter tops, hot tubs, vaulted ceilings; and spacious open-floor plans.

Bear Crossing is being designed by the Breckenridge architectural firm Baker, Hogan & Houx.


M+O+A’s Native American Village Project Blessed

A ground blessing ceremony was held this summer for the Cheyenne River Sioux Tribe Elderly Village Project in Eagle Butte, S.D., designed by Denver’s M+O+A Architectural Partnership.

Steve Charging Eagle, a tribal elder, performed the ground blessing for the new project, which will be South Dakota’s first state-licensed, federally certified nursing facility on an Indian reservation.

M+O+A, a Native American-owned firm, in conjunction with Galyardt Associates Inc. of Rapid City, S.D. collaborated to provide design services for the Elderly Village project. Robert Outland, AIA, the principal-in-charge, is a member of the Choctaw Nation of Oklahoma.

The 55,000-sq-ft project is located on high ground at the southwest edge of Eagle Butte on the Cheyenne River Indian Reservation. It will consist of 30 long-term nursing care residences and an additional 32 assisted-living beds.

The design is sensitive to the Lakota culture with proper orientation to the cardinal directions and incorporation of the medicine wheel shape.


Private Parking Garages Coming to DIA This Fall

Starting later this fall, travelers will be able to park in their own personal garages at Denver International Airport.The completely contained garages will feature personal garage door openers, access key pads, car service and detailing by Autotek, and on-call shuttle service to the terminal, just three minutes away.

The personal garages will be built off Pena Boulevard at 7779 Harry B. Combs Parkway across from Signature Flight Services, the airport’s business/private jet terminal. They will be available for 5-, 10- or 20-year leases.

Construction began in late July on the first 30 units, with completion expected in late October. The project will total 347 garages to be built in phases.

The general contractor is Denver Commercial Builders. L.C. Fulenwider Inc. is the managing partner for the project, which is being developed by Airport Resort Parking LLC, led by Bill Prather and Chris Thompson.


Cross Creek Community Announced for Aurora

KB Home will build a new community near the intersection of E-470 and 6th Avenue in Aurora. Called Cross Creek, it will feature single-family homes with a Craftsman-style exterior design, a new architecture style by KB Home designed to improve curb appeal.

The 85-home development will offer six floor plans ranging from approximately 1,720 to 2,770 sq ft, two- to three-car garages, three to four bedrooms and two bathrooms.

Homes will include knockdown textured ceilings and walls, designer-selected interior lighting, a large walk-in master closet, energy-efficient materials, including insulation and windows, and a 10-year KB Home limited warranty.

Models will be available for showings in October.


Colorado’s First Bass Pro Shops Tops Out/p>

City officials and representatives from Forest City Enterprises Inc. and Bass Pro Shops held a topping out ceremony this summer as construction workers placed the final truss in the roof structure of the new Bass Pro Shops Outdoor World in Denver.

The 180,000-sq-ft outdoor superstore will anchor NorthField at Stapleton, a 1.2-million-sq-ft lifestyle, entertainment and retail center. It will be the first location in Colorado for Bass Pro Shops.

W.E. O’Neil Construction Co. is the general contractor for the $21 million project.

Designed by Butler Rosenbury & Partners Architects of Springfield, Mo., the flagship store will feature a multistory log-and-stone lodge entrance with clerestory windows, wood flooring, pop-up roof, 50,000-gal. aquarium, kids’ laser gun arcade, live fire archery range, interior tree groves, mezzanine sales floor, a large taxidermy display and a full-service restaurant.

The store – part museum, art gallery, education, conservation and entertainment center – is scheduled to open on Nov. 10.


The Pinnacle at City Park South Nears Kickoff

Construction is scheduled to being in January on The Pinnacle at City Park South, the first residential high-rise buildings constructed near Denver’s City Park in the last two decades. It will feature two 20-plus-story condominium towers and 18 park homes.

Led by the Denver office of Opus Northwest LLC and Boulder-based Income Property Specialists, the Pinnacle will include 284 new residences near 17th Avenue and Fillmore Street. The architects are Opus Architects & Engineers of Minnetonka, Minn.; and Buchanan Yonushewski Group of Denver.

The Pinnacle will be built on the site of the former Mercy Hospital, a neighborhood landmark since the turn of the last century. Building designs and exteriors, which include concrete and brick, are inspired by the mix of historic architecture and materials of the surrounding neighborhood.

The Pinnacle will overlook City Park, considered the “crown jewel” of Denver’s park system, and modeled after New York City’s Central Park.


Drahota Completes Sundance Creek

Drahota Inc. has completed the Sundance Creek Condominiums at 850 Anglers Dr. in Steamboat Springs. Located near City Market Plaza, the development consists of 19 three-story condominium units totaling 27,000 sq ft. The $3.34 million project features a hot tub complex, high-definition television hookups, fireplaces in each unit and handicap adaptability in the first-floor units. Each of the condominiums also has a private exterior entrance and a one-car garage.

Sundance Creek Condominiums is the first of a two-phase development owned by Sundance Ventures LLC.


MacKenzie House Under Way with Assisted-Living Project

MacKenzie House LLC broke ground in July on a site that will be home to a new 71,100-sq-ft, 85-unit assisted-living facility in Littleton, a community that has had no new senior-living projects developed since 2001.

The $20 million MorningStar Littleton, being built at 5344 S. Kipling Parkway just south of Belleview Avenue, will feature 65 assisted-living units and 20 units dedicated to the care of residents who have Alzheimer’s disease.

The two-story facility will offer standard features, including a central nursing station on the first floor, a 1,500-sq-ft dining hall and an activity room. Highlights will include a 20-seat movie theater, bistro and a sundeck with a gas grill and a fireplace.

The facility was designed by Lantz-Boggio Architects and is being built by Palace Construction. It is scheduled to open in summer 2006.

MacKenzie House also has two $60 million continuing care campuses under development in Colorado Springs and Fort Collins.


New Luxury High Rise Slated for Central Platte Valley

J.E. Dunn Construction Rocky Mountain Region was selected as the construction manager/general contractor for Glass House, a $64 million high-rise residential project in Denver’s Central Platte Valley.

Wood Partners and East West Partners are developing the 757,000-sq-ft, 23-story project, composed of two towers from floors eight through 23. The seven-story sculpted podium base sits above one basement level of parking, which will accommodate 741 vehicles. The structure will be cast-in-place concrete wrapped in masonry at the podium with a window wall system at the two towers, per its name.

Designed by The Preston Partnership LLC, the units will feature high-end finishes, including Canac cabinets, granite kitchen and bathroom countertops and built-in, private desks. Community amenities will include a ground-level retail/fitness club and swimming pool and a club room on the eighth floor. 

The project is scheduled for completion in December 2006.


Nunn Starts Work on Springs Community Church Addition

As the owner’s construction manager/general contractor, Nunn Construction Inc. broke ground this summer on the $2.3 million Springs Community Church in Colorado Springs.

The Phase II addition will encompass 12,000 sq ft and feature a new sanctuary and office space.

The architect for the project is YOW Architects. Nunn and YOW Architects also worked together on Phase I of the church, completed in December. Subcontractors include Frontier Mechanical, Dynalectric and Central States Roofing.

Completion is scheduled for February 2006.


White Completes Parker’s Guaranty Bank & Trust

White Construction Group has completed construction of the Guaranty Bank & Trust Co. (formerly First National Bank) building in Parker.

The $2.8 million project was designed by Pahl-Pahl-Pahl Architects/Planners.

The 13,330-sq-ft facility features an upscale design with maple trim throughout, an aluminum storefront, upgraded wallpaper, slate flooring and countertops, a slate roof and a central skylight that incorporates acoustical ceiling, specialized lighting and hand-cut glass from Canada. Additional features include bulletproof paneling, a vault, an underground delivery system for clients using the drive-up facility, and a snow-melt system at the drive-up. 


JHL Constructors Building Joliet Education Center

JHL Constructors Inc. is working on the Cherry Creek School District’s $3.2 million Joliet Special Education Center in Aurora.

Designed by Hutton Ford Architects PC, the 14,297-sq-ft building will include 12 classrooms, three group resource rooms and a multipurpose room, as well as the administrative, support and common areas.

The building will sit on a 2.5 acre site that will also contain two learning landscape areas and a play field, plus parking and a student drop-off loop. Because the site is bordered by single-family residences, the school massing and materials will resemble a small residential village to ensure that facility blends well with the neighborhood.

Construction is scheduled to finish in February 2006.


dcb Construction Building Big 5 Sporting Goods

dcb Construction Co. Inc. broke ground this summer on a 10,000-sq-ft retail facility in Longmont for Dallas-based developer Worth Williams Properties.

Construction on the steel and masonry project is scheduled for completion this month.

The new retail facility will house Big 5 Sporting Goods, a national chain of sporting good products based in California.


FCI Constructors Finishes DPS Bus Terminal

FCI Constructors, the general contractor for the new northeast bus terminal for Denver Public Schools, completed the $9 million facility in a record time of six months.

The bus maintenance facility consists of repair bays, fueling stations, wash bays and an operations and maintenance building with bus parking. Nearly 15,000 cu yds of concrete was used in the construction of the buildings and parking areas, which will replace the district’s old, undersized facility.

The 41,200-sq-ft terminal was designed by OZ Architecture.


Krische Building Arvada’s Foothills Bank

Krische Construction was selected by Foothills Bank to build the company’s newest branch outlet, a $1.5 million, two-story bank at Arvada Ridge, a 68-acre infill site in Arvada that Shea Properties and Peregrine Group Developers are transforming into a mixed-use, transit-oriented development.

Construction of the 8,300-sq-ft bank began in May at 5025 Kipling St. and is scheduled for completion in January. It will feature a glass, stone and stucco exterior.


J.E. Dunn Breaks Ground on Medical Center Addition

General contractor J.E. Dunn Construction Rocky Mountain Region, developer/program manager Hammes Co., architect ACI-Boland and the St. Francis Medical Center celebrated the groundbreaking this summer for the construction of the new 250,000-sq-ft, nine-story tower addition for the Grand Island, Neb. hospital.

Demolition of existing structures and site preparation began in March. 

The new hospital tower will feature a new intensive care unit; surgical, dietary and radiology departments; a heliport; and expansion on the central utility plant. The first story will house the visitor entrance, cafeteria, pharmacy and gift shop. All other floors will hold patient rooms nearly double the size of current rooms.

The project is scheduled for completion in July 2007.
