Denver’s JE Dunn Construction recently announced that the Stapleton Medical Office Building has achieved LEED-gold certification for the core and shell.

LEED for core and shell is a green building rating system for designers, builders, developers and new building owners who want to address sustainable design for new core-and-shell construction. Core and shell covers base building elements such as structure, envelope and the HVAC system.

Developer Forest City Stapleton initially considered seeking LEED-silver certification when the project started in late 2005.

During construction, efforts included diverting construction waste to recycling centers and utilizing materials with at least 20% recycled content. Design features include water efficient landscaping and utilizing low-emitting materials. This project now serves as a model for buildings and building practices for Forest City.

“This project was a total design-assist effort,” said Matt Vineyard, senior project manager for JE Dunn. “We worked extensively with the architect and owner during the design process to evaluate skin and LEED systems to ensure that we would achieve the required LEED points while maintaining the budget.”

JE Dunn Construction also completed the tenant build-out for the University of Colorado Hospital’s Centers for Healthy Living at Stapleton earlier this year. The clinic occupies most of the first floor of the 47,715-sq-ft, two-story facility and includes three practices—University Family Medicine doctor’s office; the Wellness/Physical Therapy Center, which works with the doctors on medically prescribed therapy programs; and the Healthy Neighborhood Initiative, which focuses on offering educational forums on many healthy-living subjects as well as healthy-living activities.
