The Cherry Creek North Business Improvement District Board of Directors recently announced that Nolte Associates Inc. of Denver has been selected to provide program management and inspection services for the design and construction of a projected $18.5 million in improvements to the 16-block district.
Nolte will serve as the client’s agent for planning and redevelopment of the district, which includes selection and oversight of the design and construction teams, facilitation of communication with the area’s business owners, property owners and city officials and phasing of the improvements to ensure minimal economic impact to the 320 businesses within the district.
Nolte is currently in the process of selecting a design team for the redevelopment, and the firm anticipates construction beginning as early as 2009, according to Will Coffield, a Nolte senior engineer and the project’s construction manager.
“Safety and scheduling are also critical project management factors,” Coffield said. “Cherry Creek North is a compact shopping destination. Staging construction in the most efficient way possible will ensure pedestrian safety and maintain the flow of business traffic. We will be sensitive to scheduling planned upgrades around popular events such as the Films on Fillmore and the nationally renowned Cherry Creek Arts Festival.”
Planned improvements include a new district design with attention to walkways and crosswalks. Lighting, signage and the integration of natural gardens on street corners may be incorporated to create an inviting environment conducive to gatherings and leisurely activities. Additional enhancements are planned to make the district a popular year-round destination.
“Since its inception, this upscale area has exemplified the integration of exclusive shopping and dining with neighborhood living. Building on that experience will be a success marker,” said Roger Miller, vice president of Nolte Associates, who is responsible for oversight of the redevelopment efforts.
“In recent years Cherry Creek North has adapted to changes such as increases of high-density residential housing and new commercial development. The Cherry Creek North Business Improvement District had the foresight to plan and now implement a shared vision for the area.
“The team of contractors Nolte selects for this project will be charged with enhancing the environment that has long been attracting people to this area. Ultimately, this project will also make it easier for customers to park, shop and enjoy the area,” Miller said.
Nolte Associates will draw on its experience in business district revitalizations, including the successful business district upgrade in Manitou Springs, which has received multiple awards, including a 2006 Governor’s Award for Downtown Excellence from the Colorado Community Revitalization Association.
