Peak to Peak

New Breckenridge project will include long-awaited Peak 7 Village

Road and utility construction began this summer on the Peaks at Breckenridge, a master-planned, ski-in/ski-out community at the bottom of the resort's prime ski and snowboard runs. The project will include an overhaul of Peak 8 Village and the long-awaited development of Peak 7.

Work is under way on the Peaks at Breckenridge, a master-planned, ski-in/ski-out community that includes redevelopment of the ski resort's aging Peak 8 Village and construction of a long-awaited village at Peak 7.

The development will feature approximately 450 residential units, 75,000 sq ft of skier services, lodging, a spa and dining and activity spaces.

Considered to be premier "beachfront" property, located at the bottom of prime ski and snowboard runs, the Peaks of Breckenridge will also include additional lodging, a spa, dining opportunities, après-ski and summer activities and more.

Both neighborhoods will have access to Peaks 7 and 8 from historic Main Street via a new, eight-person gondola scheduled to open this month.

"Peak 7 Village marks the first step in making the vision a reality and represents yet another large step forward for both the resort and the Town of Breckenridge. It is truly a great ski-in/ski-out real-estate opportunity."

New Development
Peak 7 Village development will consist of approximately 158 residences located at the base of the mountain. It will include 44 whole-ownership condominiums developed by Vail Resort Development Co. and a 114-unit fractional ownership facility developed by Breckenridge-based Grand Timber Development Co.

Vail Resorts is selling a parcel of land within Peak 7 village to Grand Timber Development Co., which also developed the Grand Timber Lodge in Breckenridge for approximately $9.5 million. The sale was scheduled to close last month.

Grand Timber's resort at Peak 7 Village will include a full-service spa, swimming pool, hot tubs and other amenities.

"The opportunity to partner with VRDC and bring Breckenridge an upscale fractional ownership resort at the base of Peak 7 is extremely exciting for our company," said Mike Millisor, president of Grand Timber Development Co. "We believe our 20-year history track record in Breckenridge will help make Peak 7 Village a tremendous success for the entire community."

Vail Resort Development Co.'s ski-in/ski-out residences - Crystal Peak Lodge - will be one, two, three and four bedrooms and offer an array of guest amenities and skier services. The project is designed to reflect the environment around it, with heavy timbers, moss rock and expanses of glass contributing to the building's rugged exterior.

Construction is scheduled to begin next spring.

Work on the overall project began this summer with the start of road and utility construction. Also as part of the project, the Peak 7 Independence SuperChair is scheduled to be relocated to within steps of the new base area in 2008.

New Connection
Construction is nearly finished on the new eight-person gondola that will take visitors from Main Street to the ski resort base areas and the Peaks of Breckenridge neighborhood.

When it opens later this month, BreckConnect-a name chosen from more than 350 entries during community gondola naming contest-will create a vital connection between Breckenridge Ski Resort and the town.

BreckConnect will start from the Breckenridge Transportation Center, located in the parking lot off historic Main Street, and have terminals at both Peak 7 and Peak 8.
