Outstanding Concrete Project

The Broadstone Lofts is a 409,000-sq-ft, three-story apartment complex located across from Coors Field on Market Street and directly above an existing four-story building.

The scope and challenge of this project consisted of a three-story concrete addition to the top of the historic 1927 Piggly Wiggly MacMarr building, as well as a new eight-story building with two-and-a-half levels of underground parking.

Existing structural surveys were performed by J.R. Harris to determine the impact of three new levels of concrete structure would have on the original 1927 building. Results of this research led the design to include stronger foundations, new concrete shafts, increasing the size of the existing round, cast-in-place columns and the insertion of concrete beams at various locations throughout the existing four-story structure.

The new structure is eight stories high and covers approximately 300,000 gross sq ft. It consists of post-tensioned concrete slabs with a structural concrete swimming pool on the amenity deck.

The phased turnover of the two structures presented additional challenges, as the Piggly Wiggly portion was scheduled to open seven months before the new building with all services, which run through Level P1 and Level 1 of the new building, complete and activated.

The project included the logistical challenges of working on a downtown site and coordinating construction sequencing. Public events, such as Colorado Rockies home games and the Democratic National Convention, required careful coordination of construction events such as concrete table-flying work.
