  • The Landmark is a four-star resort lifestyle development located in Greenwood Village west of Interstate 25 between Belleview and Orchard. The 15-acre, mixed-use development includes T-REX light-rail stations at Belleview and Orchard, high-end dining and shopping, specialty spa and recreation access, as well as distinctive luxury residences.

    The Landmark Tower—the first phase of two luxury condominium towers—includes 14 floors with 130 units varying in size from 875 to 2,500 sq ft. The building design, by Lantz Boggio Architects, custom units by Blue Architects and interior consulting by Mandil Inc. incorporate innovation and opulence into a comfortable residential vernacular. It was important to the design intent that residents experience a place that is not only luxurious and well appointed but also authentic and welcoming.

    Special consideration was taken throughout the project to incorporate distinctive finishes, and when asked by the owner or occupants, the construction team worked closely with the architects and interior designers to incorporate custom features. The luxury units offer travertine and hardwood floors, specialty faucets, hardware and lighting fixtures.

  • Orchard Town Center

  • The Orchard Town Center is a 971,000-sq-ft, open-air regional shopping center featuring outdoor retail. It includes a well-balanced combination of big box stores, department stores and smaller upscale retailers and restaurants.

    The development also has more than 30,000 sq ft of office space. Designed by the Mulhern Group to incorporate a Frank Lloyd Wright architectural feel, the development is reminiscent of the main streets of prairie towns in the first half of the 20th Century. This unique shopping experience provides retail to an underserved and growing market in the northern Denver area.

    Roche Constructors Inc. was selected as the construction manager for the entire site and 480,086 sq ft of building construction. Roche’s work included the parking areas, extensive landscaping and construction of 20 core-and-shell buildings for the retail shops and restaurants on the pedestrian retail plaza.

    The retail plaza is unique in that it ties all the buildings together into a village-style, open-air lifestyle and entertainment venue complete with pop-jet fountains, water weirs, a play area and kiosks.

    The entire plaza was constructed during the winter, leading up to the grand opening in April, which required special attention to subgrade preparation and winter protection for the concrete work.

  • Classic Residence by Hyatt

  • The Classic Residence by Hyatt is a life-care community offering first class amenities to its residents.

    The $97-million, 24-acre facility houses 38 private villas, offering owners independent living in one-story, one- or two-bedroom residences. The 464,000-sq-ft Independent Living Building has three apartment wings totaling 213 living units.

    The facility also includes a two-story commons wing, three dining rooms, a service kitchen, nurse stations, living/activity rooms and administration areas—as well as underground parking.

    Both types of residences provide the e-call telecommunication system connecting to the main care center. The 42,000-sq-ft, three-story onsite care center features private accommodations for residential assisted-living, memory care and skilled nursing care. Additionally, there are walking trails, a fitness center and an indoor swimming pool.

    Style was not forgotten in this community, with architecture and interiors that were inspired by and complement the Rocky Mountain setting.

  • Grandview Plaza—Olde Town Arvada

  • Grandview Plaza in Olde Town Arvada is situated just steps from the planned light rail station of the aptly named Gold Line, because recent redevelopments in the area are turning Olde Town Arvada into a gold mine of sorts.

    Grandview Plaza, a 25,000-sq-ft, mixed-use development, anchors the prominent corner and serves as the entryway to the main street filled with retail shops, restaurants and businesses.

    The finished buildings pay tribute to the past by incorporating brick and stone façades while adding a contemporary twist with expansive glass and steel beams. Open-air patios and plazas allow visitors to enjoy the more than 300 days a year of Colorado sunshine while creating a sense of community among nearby residents.

    Flexibility was a key consideration in making sure that Grandview Plaza also addressed the needs of future tenants and visitors. To keep the face of the buildings at the street front and accommodate parking in the rear, the longer of the two buildings was opened up on the ground floor using a walkthrough breezeway. A pedestrian and dining plaza was placed between the two buildings to accommodate visitors and retail traffic.

    Since the development was not fully leased before construction began, both the mechanical and electrical systems had to be built to accommodate a variety of possible uses, from restaurants to offices.

    Construction was put on hold when five large underground fuel storage tanks were discovered during excavation.  The tanks were removed and remediation took place, pressuring already tight schedules.

    To maintain positive neighborhood relations, construction was completed with minimal disruption to existing businesses, which required tremendous coordination and just-in-time deliveries during off-peak hours. By incorporating intelligent and flexible construction solutions, a gold mine of opportunity has been unearthed for this historic neighborhood.
