CU Health Sciences Center Redevelopment/Cherry Creek Clubhouse Completion/Vail Village Renaissance/Gates Customer Solutions Center
The selection of a developer for CU's Ninth and Colorado
Campus allows the university to begin negotiations for a phased
handover of the site, moving out of its buildings there as
new ones at the Fitzsimons medical campus are completed.
Health Sciences Center Selects Developer for Ninth Avenue Campus
The University of Colorado Board of Regents has given the
CU Health Sciences Center the approval to begin negotiations
with Shea Properties as the preferred developer for CU's campus
at Ninth Avenue and Colorado Boulevard in Denver.
CU Health Sciences Center will complete its relocation to
Fitzsimons in 2008, and the redevelopment of the Ninth Avenue
campus will begin after the relocation is complete.
Cherry Creek Golf Clubhouse Complete
Centerre Construction Inc. of Englewood has completed Cherry
Creek Country Club's new golf clubhouse in Denver.
The elegant 30,000-sq-ft golf clubhouse - designed by Zmistowski
Design Group of Boulder - includes five dining areas, a full-service
kitchen, pro shop, high-ceilinged men's and women's locker
rooms, bag storage facility, two-story fireplace, two-story
clock and bell tower, two bars, golf cart storage and high-end
finishes. The course was designed by Nicklaus Design.
One Willow Bridge Road Development Will Boost Vail Renaissance
Daedalus Real Estate Advisors LLC has purchased property
in the center of Vail Village with plans to build one of the
first major redevelopment projects in the village's renaissance.
One Willow Bridge Road will offer 23 units for ownership,
including 13 exclusive fractional and 10 full ownership units
with underground parking, private dining facilities and commercial
retail space at the existing Swiss Hotel & Spa at the
corner of East Meadow Drive and Willow Bridge Road.
The Swiss Hotel & Spa will be relocated into expanded
spa facilities in the adjacent Sonnenalp Resort. Demolition
of the Swiss building will take place in June followed immediately
by construction of the new improvements beginning in August,
scheduled for completion in December 2005.
The existing Sonnenalp Resort will also be expanded after
completion of the One Willow Bridge Road project. The Sonnenalp
will add 38 new hotel suites, expand existing dining room
facilities, renovate and expand the combined spa and add underground
parking in a second phase of the redevelopment.
The architect is Resort Design Associates International of
San Francisco and Boulder; the contractor is The Weitz Co.;
interior designer is Kate Bodenheimer Interior Design.
Gates to Build Customer Solutions Center
Gates Corp. has announced plans to build a customer solutions
center in Douglas County that will employ approximately 45
engineers, technicians and scientists.
The $14 million facility will be built on 10 acres in the
Inverness Business Park along the I-25 corridor. The 69,800-sq-ft
center will serve as a technology cornerstone for the Gates
Worldwide Hose and Connectors Division, housing product research,
development and training. Gates expects to take occupancy
in December.
The center will include space for technology development,
customer engagement and training. Secure vehicle testing bays
will offer mobile equipment manufacturers' confidential application
testing and development.
The Gates Customer Solutions Center will be located in unincorporated
Douglas County at 330 Inverness Dr. South.
Architecture and engineering is being coordinated by OZ Architecture
of Boulder along with Swanson Rink Inc. of Denver. Gates is
assisted by Carter of Atlanta for brokerage and project management.
The Denver office of Opus Northwest LLC has been selected
as the design-builder of the Gates facility.
Colarelli Construction Announces New Projects and a Completion
Colarelli Construction was recently awarded Phase I of the
new Woodmen Heights religious campus at Marksheffel and Woodmen
Road. The architect on the project is The Larson Group.
The campus will include 250,000 sq ft of worship and ministries
facilities on a 50-acre site for the Woodmen Valley Chapel.
The first phase includes a 21,000-sq-ft, multi-use worship
building and a 60,000-sq-ft worship center. The project will
be completed over three phases, with the final phase finishing
in November 2006.
Colarelli Construction was also awarded tenant-finish of the
new corporate headquarters for Nor'Wood Development Group.
The project is approximately 15,000 sq ft and scheduled to
be completed in July 2004.
Colarelli recently completed construction of the new headquarters
for Stewart Title in the Plaza of the Rockies. Colarelli teamed
with YOW Architects on the project, which was turned over
March 19. Subcontractors on the project included HPE, Riviera
Electric, Sprehe Interior Construction, Floorz, Premier Painting,
The Door Co., Shamrock Glass and Concepts in Millwork.
Roche Announces New Projects
Roche Construction Inc. of Greeley is the general contractor
for the Pepsi Bottling Co.'s new distribution center and will
also complete the site development and utility infrastructure
for the Greeley Tech Center.
Valued at $3.5 million, Pepsi's new facility recently broke
ground at the southeast corner of Highway 257 and U.S. Highway
34 in Greeley. It is scheduled for completion this September.
Designed by Robert Shreve Architects & Planners of Greeley,
the 57,000-sq-ft distribution center will include a warehouse,
route truck loading area, MEM/fleet maintenance are, office
and support areas and a covered receiving and shipping and
dumpster containment area. The nine-acre site will also include
paved access drives, 60 employee parking spaces and 29 truck
parking spaces.
The Pepsi Distribution Center is the first project to be built
in the Greeley Tech Center.
The 138-acre development, designed by TST Inc. of Fort Collins,
consists of 26 light and medium industrial properties and
a limited amount of commercial property. The land planner
is DesignOne Consultants of Denver.
The industrial parcels range in size from 2.3 acres to 10.8
acres and will be available in the fall. Upon complete build-out
of the Greeley Tech Center, there will be approximately 2.04
million sq ft of building space.
Mountain States Awarded Parker Adventist Project
Mountain States Construction Co. Inc. has been awarded another
tenant finish project in the Parker Adventist Professional
Building.
MSCC has added the 2,538-sq-ft Rocky Mountain Cancer Center
suite on the fourth floor to its list, bringing the amount
of tenant finish projects in that building to 17 for a total
of 41,261 sq ft. To date, MSCC has been the general contractor
for all of the suites but two. Total construction cost so
far is $2.2 million.
Also, MSCC won the bid for the demolition of the existing
station and construction of the new 2,456-sq-ft, one-story
Fire Station No. 1 for West Douglas County Fire Protection
District. The project broke ground in April, with a three-month
construction schedule.
Ware Malcomb Announces Tenant Improvement Project Completions
Ware Malcomb has completed design and construction for SOURCECORP's
tenant improvement at 369 Inverness Parkway, Suite 300, in
Englewood.
SOURCECORP's new 38,000-sq-ft office space consists of open
and closed offices, a multi-use conference room, two training
rooms, seven large data processing rooms, a mail center, warehouse
space and a state-of-the-art computer and server facility.
Turner Construction Co. of Denver served as general contractor.
Total estimated construction cost was $1.24 million.
Ware Malcomb has also completed design and construction of
Freeman Decorating Co.'s 59,000-sq-ft tenant improvement.
The new office is at 4493 Florence St., Denver, in Building
E-1 at the Stapleton Business Center.
The project included 11,000 sq ft of office, 2,000 sq ft of
manufacturing and 46,000 sq ft of warehouse space. Murray
and Stafford of Wheat Ridge served as the general contractor.
The total estimated construction cost was $700,000.
Dohn Construction Breaks Ground at In-Situ
Dohn Construction Inc. recently broke ground on In-Situ's
new water-quality testing facility in Fort Collins. The 31,500-sq-ft,
$3.2 million building will be complete by September 2004.
Located along the Poudre River, the VaughtoFrye-designed building
will incorporate new technology and specialized systems with
harmonious interior water features, Japanese Shoji screen
doors and interior board-and-batten walls.
La Bougainvillea Project Under Way
NEWSED Community Development Corp. and Key Construction recently
started construction on the $7 million La Bougainvillea project
at 10th Avenue and Santa Fe.
The new building will offer 38 units of affordable housing
for people with incomes at or below 60 percent of the area
median income. The building will include:
13 one-bedroom units, 19 two-bedroom units, two
three-bedroom units and four three-bedroom townhomes, all
ranging from 660 to 1,324 sq ft;
6,000 sq ft of retail space on the first floor facing Santa
Fe Drive; 6,000 sq ft of office space on the second floor,
also facing Santa Fe;
Two stories of underground parking for residential tenants;
Enclosed ground-level parking for customers of the retail
and office spaces; and
A four-story zocalo/recreation area in the middle of the
second floor open to the sky and available for use by all
residential tenants.
The owner's representative is Bill Mead of Mead & Associates
and the designer is Dulaney Architecture of Denver. Completion
is scheduled for December 2004.
