MacKenzie House and Denver's Palace Construction celebrated
in February the topping out of MorningStar Littleton, a 71,100-sq-ft,
85-unit, assisted-living community under construction at 5344
S. Kipling Parkway, just south of Belleview Avenue.
MorningStar Littleton, a $20 million development, will have
65 assisted-living units and 20 Alzheimer's units. The building
will open to residents in August, with monthly rents ranging
from $2,000 to $5,000.
The two-story building will offer standard features, including
a central nursing station on the first floor, and a 1,500-sq-ft
dining hall and activity room. Unique features include a 20-seat
movie theater, after-hours bistro and a sun patio with gas
grill and fireplace.
Englewood's Lantz-Boggio Architects PC designed the community.
GE Johnson and
Riviera Complete Parker Adventist
Construction was completed on an outpatient rehabilitation
and second-floor tenant finish project at Parker Adventist
Hospital. Riviera Electric partnered with general contractor
GE Johnson Construction Co. and Centura Health Systems to
complete the fast-track project on schedule.
The project included construction of a physical therapy rehabilitation
area, 24 patient rooms, six medical/surgery ICU rooms, two
isolation rooms and one operation room.
Because the building remained operational during construction,
numerous safety challenges were met. For example, a strict
infectious control plan included installing negative workspace
environments for Riviera employees and cleaning all tools,
material and construction debris when entering and exiting
the work zone.
Also, transferring power to the new addition involved additional
off-hour work by Riviera employees and adherence to a strict
safety policy. A plan-specific method of procedure was put
in place for any hot-work completed during construction.
FCI Constructors Awarded Routt County Justice
Center
FCI Constructors' Longmont office is the general contractor
for the new $13.3 million justice center in Steamboat Springs,
set to finish in September 2007.
Designed by HLM Design - Heery International in Denver, the
49,630-sq-ft building will be a three-story, steel and concrete
structure featuring a brick, glass and metal panel exterior,
extensive security measures and a sophisticated millwork package.
The project will also include an addition and remodel to the
existing detention center, with a connecting tunnel.
White Construction Renovating Middle School
Castle Rock-based White Construction Group is the general
contractor for the $2 million renovation of Baker Middle School,
Center for International Studies, designed by RB+B Architects
Inc. in Fort Collins.
Exterior renovation work includes painting; replacement of
steel windows with aluminum windows; replacement of sealant
on all windows, door frames and masonry joints; repointing
existing brick masonry; and the repair of precast concrete
copings. Interior work includes painting; sealing all windows,
door frames and open joints; installation of some new carpet;
replacement of damaged or missing ceiling tile; and cleaning
the air ducts.
Installation of insulation and replacement of some roofing
material, as well as various asphalt paving work to include
tennis courts, parking lots, drives and sidewalks will also
take place as part of the project, expected to finish in September.
Work Begins on Fire Training Center
Construction is now under way on the first phase the city
of Longmont's Municipal Training Center, one of three new
fire training facilities that will be available soon to the
26 fire departments in Boulder County.
Denver's dcb Construction Co. Inc. began work in January
on the masonry project, scheduled for completion in June.
It includes 1,680 sq ft for a "burn building," 2,200
sq ft for a training tower and 800 sq ft for a pavilion.
The first phase is funded by the city a three-year sales
tax approved by Boulder County taxpayers in November 2001.
Longmont Foods, a division of ConAgra, donated more than six
acres of the 13-acre site to the city.
Ware Malcomb and Delta Complete Five Rivers
Ranch
Ware Malcomb finished the design and construction for Five
Rivers Ranch Cattle Feeding LLC's office tenant improvement
project, located within McWhinney Enterprises' Flex R&D
Building at at 3855 Precision Dr., Loveland.
Ware Malcomb provided interior architectural design services
for 9,567 sq ft of first-generation tenant improvements, which
included offices, conference rooms, toilet facilities, a break
room and storage.
Delta Construction Inc. of Fort Collins was the general contractor.
Brinkmann Wins Contract for Westminster
Crossings
Brinkmann Constructors of Colorado is the contractor for
the Westminster Crossings shopping center planned for Armstrong
Development's site on West 136th Avenue near Interstate 25
in Westminster.
The project includes extensive site work and construction
of three retail buildings with four-sided finishes comprised
of brick, cultured stone and stucco.
Designed by Carter+Burgess Architects, the center is expected
to open this summer.
CTL/Thompson Tapped for Crested Butte Development
CTL/Thompson is providing geotechnical engineering, construction
observation and materials testing services for the $200 million
Mountaineer Square development. Problems addressed by CTL/T
have included site dewatering, excavation shoring, variable
subsurface conditions and cold weather construction difficulties.
The first phase of the project is currently under construction;
Phase II will begin this spring.
Mountaineer Square, a retail and residential development
at the base of Mt. Crested Butte, is part of the ski area's
revitalization. Full completion is expected in 10 years.
The development team involved in the first phase of this
project includes the contractor, Haselden Construction; architect,
Bull Stockwell Allen Architects; structural engineer, DASSE
Design; and civil engineer, Schmueser Gordon Meyer.
Shaw Builders Finishes Springbrook Apartments
Shaw Builders helped make a dent in the much-needed volume
of affordable housing stock in Adams County with its December
completion of the Springbrook Apartments for McDermott Properties.
The project, which features 120 one- and two-bedroom apartment
units, represents the first new work-force housing in Adams
County in recent years. Ranging in size from 700 to 900 sq
ft, the apartments are available to households that earn 40
to 50 percent of the area's median income.
The complex, which consists of five apartment buildings,
a clubhouse, playground and 180 parking spaces, sits on about
8.5 acres located on 78th Avenue between Washington and York
streets.
Work Starts on Luxury Residences at Belmar
Plaza
Ground was broken this winter on a luxury condominium project
adjacent to Belmar Plaza in Lakewood.
The project features 62 one- to three-bedroom units that
range in size from 950 to 2,888 sq ft, priced from the $200,000s
to the $900,000 that will be ready for residents in spring
2007.
All of the condominiums in the five-story building will be
single level and serviced by elevator. Underground parking
and storage will be available in an access-controlled garage.
Plaza Residential Associates LLC, a Continuum Partners company,
is developing the Residences at Belmar Plaza. Denver's J.E.
Dunn Construction is the contractor.
Reunion Begins Commercial Phase
Sitework is under way at Reunion, a 2,500-home master-planned
community in northeast Denver metro area.
Shea Properties has started sitework on two small retail
buildings totaling 24,000 sq ft. Tenants expected to open
at Reunion Village by the end of the year include a bank,
liquor store, restaurant, design center and other shops. Plans
also call for a Conoco gas station, a Sonic restaurant, automotive
repair shop, car wash and a national drug store.
Reunion is located west of E-470 near Tower Road and 104th
Avenue in Commerce City.
New Tower Complete at Rose Medical Center
The new patient care tower for state-of-the-art surgical
and women's services is complete at the Rose Medical Center
campus on East 9th Avenue in Denver.
Bovis Lend Lease was the contractor for the $4.4 million
project, which included a parking garage with attached helipad.
Riviera Electric provided the electrical, phone/data and security
services.
Construction included 18 post-operation rooms with a nurses'
station,12 labor and delivery rooms and four operating rooms.
The seven-story, precast parking garage contains 650 parking
spaces. The attached helipad offers pilots remote-access lighting
controls to help ensure safe landings.
UPB Moving Forward on Axis Development
Urban Pacific Builders LLC expects to receive entitlements
over the next several months on the first phase of Axis in
Westminster.
Construction will begin later this year on the new urban,
mixed-use master-planned development, which will include for-sale
townhomes, lofts and flats, along with 24,000 sq ft of neighborhood-serving
retail space.
The 15-acre site, which UPB has under contract, is located
adjacent to the Westminster Promenade retail and entertainment
complex, as well as a planned FasTracks high-speed light rail
stop.
OZ Architecture in Boulder is designing the project.
UPB has secured construction financing for the first phase
of the project, which will consist of 180 units, said Scott
Choppin, managing partner. Total build-out of the entire project
will take an estimated three to five years.
In addition to new housing, Axis will feature such amenities
as a central village green, community room, pool and spa,
fitness center and business center.
Construction Starts at Northlands
Alberta Development Partners LLC broke ground this winter
on Northlands, a 130-acre retail development located at the
intersection of Interstate 25 and Highway 7 in Broomfield.
The first part of construction will include the relocation
of the Bull Canal, which is used for irrigation. Kelly Trucking
is handling the overlot grading process. An official groundbreaking
will take place this spring.
Phase I is set to open in summer 2007. Upon completion, it
will house 1.1 million sq ft of retail space.
Plans Unveiled for Second Pinnacle Tower
Opus Northwest LLC announced in late February its plans for
a 22-story second tower for The Pinnacle at City Park South,
a $150 million high-rise community overlooking Denver's City
Park.
The second tower, which will offer 19 units, will be the
newest element of the $225 million development taking shape
on the former Mercy Hospital site between 16th and 17th avenues
and St. Paul and Fillmore streets.
Construction has already begun on Tower One, a 27-story building
that will offer a two-story lobby and 160 units. The park
homes will be 18 two-story brick townhomes that will line
the first tower along 17th and Fillmore streets.
The architects for the Pinnacle - the first residential high-rise
buildings constructed in Denver in the last two decades -
are Opus Architects & Engineers of Minnetonka, Minn.;
and Buchanan Yonushewski Group of Denver.
The project is expected to finish in 2008.
