Boulder's Peloton Under Way/Glass House
Tops Out/Main Street at Southlands Will Open This Fall
Construction Begins
at The Peloton Boulder
Construction started this summer on The Peloton Boulder,
a 780,000-sq-ft residential project located at 28th and Arapahoe
streets in one of Boulder's newly revitalized areas.
The $93 million, four-story structure will feature 390 loft
and condominium units encompassing 528,000 sq ft. The project
includes 252,000 sq ft of underground parking, a community
building, fitness center and deck pool.
The architect is Davis Partnership; JE Dunn is the general
contractor.
Riviera Wraps
Up Sky Ridge Additions
Riviera Electric completed work on an expansion and remodeling
project at Sky Ridge Medical Center in Lone Tree.
The Littleton company served as electrical contractor on
the addition of 12 new intensive care unit beds and the remodeling
of an existing part of the hospital for a CT scan room. A
new mechanical penthouse was also constructed, as well as
a 300-car surface parking lot.
Bovis Lend Lease was the general contractor.
In addition to the extra beds, space was made in the hospital's
12,215-sq-ft intensive care unit to accommodate another six
beds in the future. The highlight of the ICU work was the
installation of "proximity cabinets" in each room
to house a computer for medical staff.
The second aspect of the fast-track project was the incorporation
into the medical center of a new, state-of-the-art VCT/CT
scan room that can produce three-dimensional color imagery.
Extensive work was involved to relocate the underground conduits
for the new equipment in the 13,136-sq-ft facility.
Taylor Kohrs Finishes Dacono Furniture
Row
Taylor Kohrs completed construction of the new 85,000-sq-ft
Furniture Row Shopping Center in Dacono.
The "flagship" center includes nearly 60,000 sq
ft of showroom and 25,000 sq ft of warehouse space for the
company's lines, which include Oak Express, Bedroom Expressions,
Denver Mattress and Sofa Mart.
Denver's Glass House Project Hits Milestone
The Glass House, one of the Central Platte Valley's most
high-profile projects, topped out mid-July, on track for completion
later this year.
Denver's JE Dunn is the general contractor for the $68 million
residential high-rise.
Wood Partners and East West Partners teamed up to develop
the 757,000-sq-ft, 23-story condominium, composed of two towers
from floors eight through 23. A seven-story sculpted podium
base sits above one basement level of parking that will accommodate
741 vehicles. The structure features cast-in-place concrete
wrapped in masonry at the podium with a window wall system
made of glass.
More than 1,400 employees representing 39 subcontractors
have been on site to date since construction started last
fall.
Designed by The Preston Partnership LLC, the units will feature
high-end finishes, including Canac cabinets, granite kitchen
and bathroom counter tops and built-in desks. Community amenities
will include a ground-level retail/fitness club and a swimming
pool and club room on the eighth floor.
Weitz Breaks Ground on Fourth CH2M Hill
Project
The Weitz Co. has begun construction on Building Four at
CH2M Hill's corporate campus in Englewood.
Barber Architecture designed the 97,738-sq-ft facility, the
fourth project Weitz has handled for the global engineering,
construction and operations consulting firm. The first three
buildings Weitz completed on the CH2M Hill campus were the
regional, corporate and north buildings.
LEED certification will be sought for Building Four, which
will accommodate 439 employees. The building's design addresses
employees' comfort and sense of well-being. Extra attention
has been directed to break rooms, the campus cafeteria and
other non-traditional break areas, complementing the workout
facility already onsite.
Weitz will also handle the tenant interior finish for Building
Four. The project is scheduled for completion at the end of
January.
Main Street at Southlands Nearing Completion
in Aurora
Main Street at Southlands is slated to open next month in
Aurora.
The final steel beam was placed in late June on the Southlands
Clock Tower - which sits at the center of the retail development's
Main Street - signifying the end of construction is near.
Spanning 301 acres, Southlands is a 1.7 million-sq-ft, mixed-use
retail destination that includes elements of a lifestyle entertainment
town center and a super regional power center.
Main Street at Southlands, the heart of the development,
will combine a movie theater, several locally owned and national
retailers and restaurants and a number of unique retail boutiques.
At the north end of Main Street is a one-acre plaza that
will be home to year-round events and entertainment. The plaza
hosted a twice-weekly farmer's market this summer, and in
the winter, the plaza will be home to Santa's house, an illuminated
living Christmas tree and an ice skating rink open from November
through March.
AHA Breaks Ground on Trolley Park
The Aurora Housing Authority has begun construction of the
Residences at Trolley Park, a 38-unit development being built
on the site of a police substation parking lot that was moved
to the new Martin Luther King Library. The land was deeded
by the city of Aurora to Dallas Street Affordable Housing
LLC, a wholly owned subsidiary of the AHA.
The project features 3 four-bedroom townhomes facing 14th
Avenue and 35 two- and three-bedroom units in an L-shaped
building facing Dallas Street.
Evergreen's Odell Architects designed the Trolley Park complex,
which will feature balconies on the upper floors, a secured
"bike barn" and a 70-space underground parking garage.
Amenities will include a courtyard with playground and bench
seating, a large community room, computer lab and security
entrance gates. The exterior will be clad in brick and stucco.
The AHA is the general contractor for the project.
KB Home Building More Houses at Stapleton
KB Home is building an additional 41 homes in Stapleton in
filing 17, joining the 146 houses the home builder is constructing
in filings 11 and 12, known as the development's "fourth
neighborhood."
Filing 17 is bordered by 23rd Avenue to the north, Ulster
Street to the west, Verbena Street to the east and 22nd Avenue
to the south.
The Coach House series at Stapleton will offer eight floor
plans and range from 1,248 to 1,675 sq ft of livable space.
Starting in the mid $200s, the Craftsman-style houses feature
two to three bedrooms; two to 2.5 bathrooms; covered front
porches; and attached, alley-loaded, two-car garages.
Demolition Begins at Kent Place Site
The old Denver Seminary buildings were demolished this summer
to prepare for the construction of Kent Place, a luxury residential
and retail project on the 11.5-acre site at University Boulevard
and Hampden Avenue.
Kent Place will be built in three phases, with construction
of the first phase scheduled to begin later this year. Upon
completion, the mixed-use project will feature luxury residential
condominiums and townhomes.
Phase I will consist of 105 high-end residential units, including
91 condominiums in two midrise towers. The additional 14 units
will be townhomes. Kent Place will also have 65,000 sq ft
of retail and office space.
At full build-out, the site will contain 350 high-end residential
units, including 305 condominiums and 45 townhomes. With up
to 890,000 sq ft of possible development, the total project
is valued at more than $400 million.
GE Johnson Begins Work on Aspen School
District Projects
Colorado Springs-based GE Johnson Construction Co. began
work in June on the expansion of Aspen Elementary and Aspen
Middle School.
Work at the elementary school includes construction of a
7,500-sq-ft, five-classroom second-story addition to one of
the pods.
Middle school construction includes adding a new three-story,
112,000-sq-ft middle school around the existing facility.
LEED certification will be sought for this project.
The projects were designed by Hutton Ford Architects and
Studio B Architects.
Construction is scheduled to finish by November 2007.
Drahota Completes Worldmark by Trendwest
Drahota completed Phase II of the Worldmark by Trendwest
in Estes Park this summer. The time-share resort/hotel project
is a redevelopment of an existing site located at 725 Riverside
along the Big Thompson River.
Work began last spring with the demolition of 24 buildings
to prepare for the construction of five new buildings totaling
32,500 sq ft, as well as a swimming pool and three spa tubs
and a 2,500-sq-ft clubhouse.
Worldmark by Trendwest is owned by Cendant Timeshare Resort
Group LLC. The project was designed by Ankrom Moisan Architects
of Portland, Ore.
Improvements Planned for Broadway
Triangle Park
Broadway Triangle Park at Lawrence Street and Park Avenue
in Denver is set to undergo significant improvements.
The park improvement plan - developed through a broad-based
public review process - includes creating a large plaza with
seating and installing a raised planter with hardy ground
covers and trees. Lighting will also be improved and irrigation
will be completely upgraded. Area citizens are raising money
for a shade structure, which was proposed in the master plan
but not funded.
The project team includes designer-constructor Emmett Culligan,
the landscape architecture firm Studio INSITE and the Department
of Parks and Recreation's planning design and construction
division. Completion is expected by the end of 2006.
Sanctuary Addition Complete at Springs
Community Church
Nunn Construction Inc. completed the $2.3 million sanctuary
addition for Springs Community Church in Colorado Springs.
The 12,000-sq-ft project was Phase III of an ongoing collaboration
on the Springs Community Church between Nunn and YOW Architects,
also of Colorado Springs. Nunn finished construction of the
church's original facility in December 1990.
Subcontractors included Frontier Mechanical, Dynalectric,
TriStar Masonry, Perkey Steel and Central States Roofing.
Modo Introduces 'Epic' Series of Urban
Condos
Modo Developers Inc. has introduced its new Epic Series of
condos - four buildings in Capitol Hill and West Washington
Park that will be renovated into affordable urban condos.
Renovations on the first two buildings are under way, and
specialized design schematics are being developed for the
third and fourth buildings. Projected completion dates range
from January to November 2007.
Each Epic series building will undergo significant exterior
renovations, including structural steel architectural elements,
balconies and a rooftop deck, where permitted by historic
preservation codes. Interior renovations will include hardwood
floors, granite or quartz countertops, high-end kitchen cabinets,
stainless-steel appliances, suspended halogen lighting systems,
custom bathroom tile and free high-speed Internet access via
Cat5 cable and/or wireless.
Modo will also incorporate sustainable living elements into
the Epic series.
