Work Begins on $150M Luxury Senior Community/Ground Broken on Loveland's First LEED-Gold Building/UCCS Begins Largest Construction Project Ever

The $150 million Classic Residence by Hyatt project in Highlands Ranch is a "Type A" continuing-care retirement community and the first of its kind in Colorado. Residences will range from 1,107 to 1,869 sq ft, with entrance fees for the community from $275,000 to $750,000.

Classic Residence by Hyatt to Build New Senior Community

Construction began on Classic Residence by Hyatt's newest upscale senior living community last month in Highlands Ranch. The $150 million development - a "Type A" continuing-care retirement community - is the first of its kind in Colorado.

The 23.5-acre community will have 250 independent-living residences with assisted-living, Alzheimer's/memory support and skilled nursing care services available on site to residents. The location will offer views of Mt. Evans, close proximity to two medical centers and easy access to more than 60 miles of walking trails.

The community's residences range from 1,107 to 1,869 sq ft, with entrance fees for the community ranging from $275,000 to $750,000.

The development will include a full range of services and amenities similar to that of a luxury hotel. Classic Residence by Hyatt in Highlands Ranch will offer a 24-hour concierge service, as well as a fully equipped fitness center, executive chef-prepared meals and many social, educational and cultural opportunities for residents.

The developer, Shea Homes, as well as all engineers, are based in Colorado. The architect is Chicago-based Solomon Coldwell Buenz.


Construction Starts on Loveland's First LEED-Gold Building

Construction began in August on the Sundance Professional Centre in Loveland, a project for which LEED-gold certification will be sought.

The two-story, 19,230-sq-ft facility - located near 29th Street and Lincoln (U.S. Highway 287) - will be one of the first LEED-gold buildings in the Loveland area.

The design team includes Architecture West LLC of Fort Collins, with Steve Steinbicker, AIA, LEED AP, the principal-in-charge, and Drahota.

Once completed next spring, the center will be the new home for Mioduski's Implant & General Dentistry of Northern Colorado and offer an additional 8,000 sq ft of office space available for lease through the Realtec Loveland office.


Haselden, RNL Complete Golden's Laramie Building

The design-build team of Haselden Construction and RNL Design completed the new Laramie Building for Jefferson County in Golden this summer.

Finished three weeks ahead of schedule, the 133,000-sq-ft, two-story building will be used by various county departments, including the work-force development and archives and record management departments.

Designed to blend well within its natural surroundings, the facility was built into an existing rock outcropping next to the Laramie rock formation, a 20-ft-high-by-200-ft-long formation that runs down the Front Range. Sixty thousand yards of blasted rock from the building site were recycled onsite while all clay stone and sandstone was processed for structural and common fill around the site.


Mason Street North Finished in Fort Collins

Drahota completed Mason Street North, a joint venture between Wonderland Hill Development Co. and Wolff Lyon Architects of Boulder.

The 41,000-sq-ft, mixed-use development consists of three buildings with underground parking accommodating 20 residential condominiums and numerous commercial tenant spaces. This site is situated on the corner of Cherry and Mason streets, adjacent to the 89-acre Lee Martinez Park.

Mason Street North features loft-style units above commercial spaces. Site plans incorporated landscaping designed to blend with the existing downtown architecture.

Drahota also finished construction this summer of the Haymaker Golf Course Club House in Steamboat Springs. The 15,000-sq-ft facility, owned by the city of Steamboat Springs, is located near the north side of the Haymaker Golf Course.

The Haymaker Golf Course Club House was designed by Zmistowski Design Group LLC in Boulder.


UCCS Begins Largest Construction Project

Ground was broken in July on the largest construction project in the history of the University of Colorado at Colorado Springs - a $45 million, state-of-the-art engineering and science building.

The general contractor for the project is Denver's Gerald H. Phipps Inc. The lead architect is AR7HooverDesmondArchitects, also of Denver.

Plans call for a 143,000-gross-sq-ft building that will feature teaching and research space, including classrooms, laboratories, offices and support areas.

In addition to providing expanded space for teaching and research, energy-saving techniques and environmentally friendly materials will be used during the building's construction. The university's goal is to earn LEED designation from the U.S. Green Building Council.

Construction is scheduled for completion in June 2008.


Nunn Completes Broadmoor Mountain Golf Clubhouse

Nunn Construction Inc. of Colorado Springs teamed up with CSNA Architects on the $3.4 million Broadmoor Mountain Golf Course Clubhouse, which features intricate tongue-and-groove heavy timber and a wood-framed structure specially ordered and built in the factory before being brought to the site.

Among the subcontractors and suppliers for the project were Frontier Mechanical Systems Inc., Berwick Electric Co. and Lamwood Systems Inc.


Crook's Palace Bar Renovated in Black Hawk

White Construction Group completed restoration and renovation of the Crook's Palace Bar in Black Hawk, the oldest saloon in Colorado.

The project restored the original ambience of this early 1900's tavern, whose ornate wooden bar is rumored to be from a saloon in St. Louis where Billy the Kid once hung his hat.

Despite a flood in 1910, the saloon continued to operate into the 1990s when gaming came to Black Hawk.

Designed by PEH Architects in Boulder, the $2.6 million project included the restoration of masonry and woodwork, the addition of a kitchen and dining room and the erection of a 35-ft stacked rock wall to create additional parking. The bar is finished in replicated vintage wallpaper with hidden images created using computer software.


Taylor Kohrs Building New Heritage Todd Creek Clubhouse

Taylor Kohrs is building the new 35,000-sq-ft golf clubhouse at Heritage Todd Creek, a residential community in Thornton by Lennar Homes.

The architect for the project is Denver-based Kephart Architects.

Scheduled for completion next May, with a grand opening celebration planned for July 2007, the clubhouse will be a full-service facility with a restaurant, lounge and fitness/aerobics center. It will also include four wings connecting to a central lobby, high-end interior finishes, a decorative turnaround, an indoor and outdoor pool, two tennis courts and landscape features.


Hyder Begins Work on $115M Vail Front Door

Hyder Construction has begun construction on the long-awaited Vail's Front Door project.

The $115 million, 243,000-sq-ft redevelopment for Vail Resorts Development Co. is situated on 11 acres at the base of the ski resort's Vista Bahn chair lift.

The project consists of 13 luxury townhomes - the Lodge at Vail Chalets - a 26,000-sq-ft skier services building, the new Vail Mountain Ski Club and a new spa for the Lodge at Vail. A 200-space, three-level underground parking structure will be built beneath the project.

The negotiated CM/GC project is scheduled for phased completion through the summer of 2008.


Work Under Way on Gym 2005 in Aurora

Construction started this summer on Gym 2005 a new 13,900-sq-ft, brick-constructed gymnasium and retail building in the Saddle Rock Marketplace subdivision in Aurora.

The project team includes owner Gym 2005 LLC, Denver; White Construction Group, Castle Rock; SEE Architecture, Denver; structural engineer Neujahr and Gorman, Denver; mechanical, Mechanical Solutions Inc., Englewood; electrical, Greiner Electric, Denver; and plumbing, MAI Mechanical of Commerce City.


GTC Begins Work on Several New Projects

Golden Triangle Construction broke ground on several projects this summer, including FirstBank of Parker, Wellington Elementary, Championship Soccer Fields at Regis University and the Nelson Ball Fields in Johnstown.

The FirstBank of Parker, designed by Denver's Davis Partnership, is a prototypical masonry building in keeping with the series of bank projects that GTC and Davis Partnership have completed for FirstBank over the past several years.

RB+B Architects designed the new elementary school for Poudre School District in Wellington. The project consists of a 63,000-sq-ft, two-story school that will provide learning and special program centers, as well as new site improvements. Sustainability, system performance and daylighting have been emphasized.

Regis University's new soccer fields project will be the site for the Regis women's soccer team's run for a third consecutive appearance in the NCAA II post-season tournament. It was designed by Martin/Martin.

Sports One Development Inc. is the design team for Nelson Ball Fields in Johnstown, which will provide the town with a new recreation facility.


Construction Begins on Peachtree Academy

SlaterPaull Architects and White Construction Group held a groundbreaking festival in August for the Peachtree Academy Early Childhood Development Center in Commerce City.

The $1.9 million school - owned by Clifton Jones Development LLC - sits on two acres, surrounded by new master-planned communities such as Fronterra Village and Reunion, which boasts a 52-acre park, a recreational facility and town center.

A number of design considerations were made to accommodate small children, such as positioning the windows to offer natural light in classrooms. Gardens are also planned for the property.
