Project Transforming Lord & Taylor Into Nordstrom-Cherry Creek
W.E. O’Neil Construction Co. began construction late last year to convert the former 120,000-sq-ft Lord & Taylor store at Cherry Creek Mall into metro Denver’s third Nordstrom.
Designed by Callison Architecture, the project includes the complete demolition and interior rebuild of the two-level store, as well as a 20,000-sq-ft addition on the First Avenue side of the building.
The addition consists of spread footings, slab-on-grade and structural-steel framing, with metal studs, brick veneer and glazing. The interior will feature high-end finishes throughout the sales, restaurant, and espresso bar areas. Additional work covers roofing, paving, landscaping and irrigation systems.
Nordstrom-Cherry Creek is set to open on Oct. 19.
Pinkard Completes Pinkerton Renovation
Pinkard Construction Co. completed the $1.7-million interior remodel of the John Pinkerton Service Center for Colorado Springs Utilities.
The RNL-designed project, Phase II of a multi-part expansion and upgrade, included improving existing office space and converting a warehouse to administrative and office space.
A new mechanical system, which accounted for more than half of the contract, was also installed. The hot-water/forced-air system included new specialty rooftop units, boilers and VAV boxes. The mechanical change-over was phased to allow for continuous heating of the occupied space during construction.
Arista Development Celebrates Next-Phase Groundbreaking
Groundbreaking took place in late February to mark the start of construction on the retail, office, hotel and residential portions of Arista, a mixed-use, transit-oriented development in Broomfield.
The event was hosted by Wiens Real Estate, Stonebridge Development, Hibernia Holdings, Sunburst Design and Trammell Crow Residential. It took place at the construction site of Arista Place, where the first three of six Class-A office buildings will be built. The klipp-designed buildings will be four, five and six stories and include retail and spec office space.
An Aloft Hotel, part of the W Hotels chain, will be located on the west end of Arista Place.
McStain Announces New Neighborhood in Westminster
Louisville-based McStain Neighborhoods will open sales for a new community, Hyland Village, this month in Westminster.
Hyland Village will include single-family cottage homes, with private courtyards or backyards and convenient, main-floor master bedrooms; row homes, with optional penthouses; and condominiums. All residences were built to 2006 Energy Star standards, using McStain’s green-building techniques.
The community will also include 20,000 to 40,000 sq ft of retail space along its eastern edge.
JE Dunn Breaks Ground on Stapleton UMB
Denver’s JE Dunn Construction broke ground this winter for UMB Bank at Stapleton. The 4,300-sq-ft structure is scheduled for completion in September.
Designed by GroundWorks Design LLC, also of Denver, the facility will serve as a showcase branch for the MC Financial Corp. bank. It will feature a “green” roof, covered with low-growing grass and complete with an irrigation system.
Construction of ACC Project Progressing
Severe winter weather hasn’t hindered construction of the new Allied Health & Sciences Building at Aims Community College in Greeley. The $19-million project, which will house 10 academic programs, is on track to finish by the fall.
Alliance Construction Solutions in Loveland is the general contractor for the project, designed by Denver’s H+L Architecture.
The building, which will serve as a flagship building for the college’s Greeley campus, will feature 65,000-plus sq ft of technologically enhanced laboratories, classrooms, offices and common areas equipped with wireless Internet connection.
Drahota Gets Started on Penny Flats
Groundbreaking took place in February on Penny Flats, a public-private partnership involving the development of a key site near the heart of downtown Fort Collins.
At full build-out, the Old Town project will include eight mixed-use buildings, 147 residential units and 30,000 sq ft of commercial space totaling 200,000 sq ft, along with underground parking.
Drahota Commercial LLC is the general contractor for the project. Coburn Development of Boulder is the developer and designer.
GE Johnson, Kitchell Contractors Partner on Porter Adventist Project
GE Johnson Construction Co. and Kitchell Contractors finished Porter Adventist Hospital’s $70-million expansion and renovation, the contractors’ third joint project for Centura Health.
Designed by ESA Architects, the addition features a new entry and lobby, expansion to surgical areas and ICU/CCU, two new floors to the oncology center, as well as a 223,000-sq-ft parking garage. Renovation areas included patient spaces in the bed tower, existing surgical and ICU areas and the lobby.
Weitz Handles Fourth Building for CH2M Hill
The Weitz Co. completed construction of CH2M Hill’s east office building. The contractor also built the first three CH2M Hill buildings – North, South and West.
Like the first three facilities, the new building was designed and built implementing LEED design initiatives. In an effort to secure LEED-silver certification, the building features several sustainable design elements, including daylighting, the use of low-emitting paints, carpet, adhesives and sealants and a low water-use system.
Construction Begins on Wildhorse Meadows in Steamboat
Trailhead Lodge will be the first building constructed at Wildhorse Meadows, a 47-acre development and Steamboat Springs’ first master-planned residential resort community. The 86-suite lodge will be one of the most prominent building within the new development, situated at the center of the neighborhood, steps from the proposed Wildhorse Gondola and other amenities.
Resort Ventures West is the Steamboat-based developer that will develop Wildhorse Meadows in partnership with S&P Destination Properties.
Three Falcon 49 School District Projects Finished
JE Dunn Construction finished additions at Springs Ranch Elementary School and Skyview Middle and the Falcon High School conversion.
The projects were part of the $80.5-million mill levy approved by voters in 2005 to support construction and building projects throughout Falcon School District 49 in Colorado Springs.
The work encompassed a $1.4-million, 11,000-sq-ft addition of 10 classrooms to Springs Ranch Elementary; a $4.8-million, 38,500-sq-ft addition at Skyview Middle; and an $800,000, 5,000-sq-ft addition to transform Falcon High into Falcon Middle School.
Fransen Pittman Completes Greeley Wesleyan Renovation
Fransen Pittman General Contractors in Englewood completed a $5.2 million expansion and renovation of Greeley Wesleyan Church. The 48,000-sq-ft project nearly doubled the size of the facility to 115,388 sq ft.
Renovation to the worship center included the addition of a 6,900-sq-ft-foyer that wraps around the circular hall and houses a new coffee shop, bookstore and gathering area. It was also revamped to feature a sloped floor with theater seating for 1,000 people.
Lee Architects was the designer on the project.
Fentress Bradburn, HPCC Complete College Renovation
Skyline Community College’s new Student Union and Science Annex opened when students returned from their holiday break in January.
Completion of the $27.2-million project, which began in October 2004, was celebrated with a ribbon-cutting earlier his month at the San Bruno, Calif., campus.
In a bridged, design-build collaboration with Greeley’s Hensel Phelps Construction Co. and Steinberg Architects, Denver’s Fentress Bradburn Architects designed two new buildings to create a new gateway to the campus.
Sinnett Transforms Sather’s in Fort Collins
Sather’s Leading Jewelers debuted its new location in February at 300 East Foothills Parkway in Fort Collins. The move from the store’s former spot inside the Foothills Mall happened after Sinnett Builders finished a remodel and tenant finish, upgrades to the exterior and a complete overhaul of the building’s tower.
The 43-ft structure tower required major structural improvements, along with new exterior treatments. The remodel work included stripping the existing space down to the building shell and starting over with a new tenant finish layout.
The store design was by Ruth Mellergaard of Grid3 International Architects in New York.
Brinkmann Begins Work on Several Projects
Brinkmann Constructors started several new projects in the Denver metro area: THF Realty’s The Streets of Prairie Center in Brighton, scheduled to open this spring; University Park in Denver, of which Phase I will finish this summer, and Phase II will be completed in the fall; transformation of the former Tower Records store in Cherry Creek into a 21,000-sq-ft Container Store, a $1.6-million store set to finish late this month; and a $9.3-million Home Depot in Littleton expected to turnover in June.
Taylor Kohrs Completes Crown Point Improvements
Taylor Kohrs finished a tenant improvement project for the offices of Laura Makaroff, MD, at Crown Point Professional Offices in Parker. Work included a 4,000-sq-ft tenant finish of office space, a reception area and conference, exam and break rooms.
It was the final space completed at the 30,000-sq-ft office building.
Gypsum Rec Center Adds to Community Core
More than six years after initial planning, the Gypsum Recreation Center opened in December. Designed with extensive input from the community and constructed with the help of numerous local tradesmen, craftsmen and artists, the 57,000-sq-ft recreation center is a mainstay of the town core, which includes the Town Hall, public library, sports complex and the new Lundgren Barn Amphitheater – all of which share parking.
Barker Rinker Seacat was the architect for the $12.2-million project. Adolfson & Peterson Construction was the general contractor.
Preparations Begin for Holly Creek Phase 2
Pinkard Construction Co. broke ground in late January on Phase 2 of the Holly Creek senior-living community in Centennial. RNL is the architect for the $35.5-million project, owned by Christian Living Communities. It’s adjacent to the recently completed $21.2-million Holly Creek Phase 1, also built by Pinkard.
Phase 2 will include 132 residences, a number of amenities, a 16,000-sq-ft, below-grade parking structure and a vaulted, one-story common gallery. Construction is scheduled for completion by summer 2008.
White Completes Pet Day Care Center in Brighton
White Construction Group completed construction of Play! Stay! & More, a pet day care and boarding facility in Brighton. The architect was Animal Arts Design Studios in Boulder.
The 8,650-sq-ft facility offers full-service boarding, grooming, training and day care services for dogs and cats. It’s connected to the Brighton Animal Clinic, which remained open during construction.
