Construction Starts on Spire/Roche Completes Public Safety Facility/Brinkmann Building Digicomm HQ
Construction Starts on Denver’s Spire
A groundbreaking was held in early May for Spire, a $120-million, 42-story condominium project at the corner of Champa and 14th streets in Denver, directly across from the Colorado Convention Center and near the Denver Performing Arts Complex.
Once it’s complete in July 2009, Spire’s 950,000-sq-ft tower will feature an eight-level parking structure, retail on the first floor and 504 residential units. At 483 ft, it will be one of the tallest residential buildings in the western United States and the first new residential high-rise to be built in Denver’s central business district in decades. LEED certification will be sought.
The building program will feature a 33-story residential tower rising from the parking podium, which includes 602 covered parking spaces. The ground floor will be anchored by the residential lobby and approximately 7,600 sq ft of retail space.
JE Dunn Construction is the general contractor for the project, designed by RNL. The Nichols Partnership of Boulder is the developer. Other team members include ABS Consultants Inc., Jirsa Hedrick & Associates Inc. and Vision Land Consultants Inc.
Fransen Pittman Progressing on Discovery Center and Gatehouse
Englewood-based Fransen Pittman General Contractors completed foundation work this spring on the 4,300-sq-ft Discovery Center and Gatehouse for the Shea Homes’ Backcountry residential development site in Highlands Ranch.
The center and gatehouse are both single-story, steel-framed buildings. Interior finishes include stone and slate flooring, exposed timber ceilings and clerestory lighting. Exterior treatments include a stone patio, large fireplace and pond.
The $2.6-million project was designed by Modus Architecture Inc.
Roche Constructors Completes Greeley Public Safety Facility
The Greeley Police Department’s 160 employees moved into their offices in April at the Greeley Public Safety Facility, which finished in May after a four-year drive to make it a reality.
Built by Roche Constructors Inc. of Greeley, the $14.2-million facility is located at the site of a former Kmart store at the corner of 10th Street and 30th Avenue. Designed by Denver’s Anderson Mason Dale Architects, the complex consists of two buildings—a two-story, 49,922-sq-ft main structure and a 26,450-sq-ft support building.
The facility is part of the city’s Quality of Life Improvement Program, approved by citizens in 2002. Through it, the city will spend $180 million over the next 20 years on projects that enhance Greeley’s beauty, culture and lifestyle. In 2004, voters OK’d an additional $24 million to replace the overcrowded police headquarters.
Colarelli Breaks Ground on Air Academy Credit Union
Colarelli Construction broke ground this spring for Air Academy Federal Credit Union in Colorado Springs. The facility—AAFCU’s 12th area location—was designed by Yergensen, Obering & Whittaker.
The credit union will be approximately 3,000 sq ft and include drive-through lanes, a 24-hour ATM, night drop, a self-service coin counter and an interactive kiosk. Completion is scheduled for September.
Taylor Kohrs Building Two New Retail Projects
Construction is under way on two new buildings at Centennial Corner, a retail development at East Arapahoe and Lima in Centennial.
Taylor Kohrs is the contractor for the buildings, which will total 18,400 sq ft and feature masonry and stucco, and glass storefronts. Completion is expected by October.
The firm is also completing horizontal construction work at Centennial Corner, including bridge construction, overlot grading, curb and gutter, sidewalks, excavation, asphalt paving, installation of sewer and water mains, creek bank protection and a detention pond.
Brinkmann Building $14M Digicomm HQ
Construction is under way on a $14-million headquarters for Digicomm International Inc. at Dove Valley Business Park in Englewood. The building is scheduled for completion in October.
Brinkmann Constructors of Broomfield is providing complete turnkey construction services for the 250,000-sq-ft office and distribution facility.
Located on an 18-acre site, the new building will house 13,000 sq ft of office space and a 237,000-sq-ft warehouse. Designed by Grey Wolf Architecture, the building is being constructed with neutral-painted tilt-up concrete panels. The exterior will have synthetic stucco and flagstone accents.
A total of 100 parking spaces will be provided at the outset, with room for an additional 200 spaces. Digicomm is now headquartered at 7600 S. Vaughn Ct. in Englewood.
Dcb Begins Construction on Business Park
Construction is under way on the Mountain West Business Park at the southeast corner of Carson and Albrook street along the Interstate 70 Frontage Road in Denver.
Developed by Mountain West Industrial Properties, the facility was designed by Denver’s Ware Malcomb. DCB Construction Co. Inc., also of Denver, is the general contractor for the project.
The complex includes eight single-story, speculative industrial buildings totaling 302,195 sq ft on 27 acres. The project is expected to finish in December.
White Construction Will Upgrade Three Colorado Springs Schools
White Construction Group in Castle Rock is the general contractor for improvement projects at three Colorado Springs School District 11 schools—Holmes Middle, Mitchell High and North Middle.
The work is taking take place this summer under separate contracts for each school. Holmes Middle and Mitchell High are each undergoing upgrades to the heating and air-conditioning systems.
Farris Engineering designed the $2.6-million Holmes Middle project. The $4.6-million Mitchell High project was designed by Bollar/Cruz Architects and Farnsworth Engineering Group.
Renovations at North Middle involve the band and science rooms. Bahr Vermeer Haecker Architects designed the $366,000 project.
Alliance Working on WRHS Renovation
Loveland-based Alliance Construction Solutions began work in May on a 203,000-sq-ft renovation and addition project at Wheat Ridge High School in Jefferson County. The $9-million project was designed by Larson Group Architects in Colorado Springs.
An auxiliary gymnasium will be added and all cafeteria kitchen equipment will be upgraded. Walls, floors and ceilings in the classrooms will be removed to the shell so that new partitions, flooring, ceiling, laboratory and HVAC equipment can be installed.
Exterior improvements will include a new parking lot encapsulated by a circular drive; installation of a new sod playing field and two synthetic turf playing fields; and updates to irrigation and landscaping.
A&P Will Celebrate Opening of Largest USDA-Funded Project
Adolfson & Peterson Construction of Aurora celebrated the grand opening in late May of Yuma District Hospital, the largest USDA-funded project in the United States. The 68,500-sq-ft hospital will open its doors for patient services on June 4.
In October 2005, the U.S. Department of Agriculture gave $24.5 million through its Rural Development division for construction of the new hospital.
Heath Awarded Two School Projects Totaling $15M
Thompson School District R2J selected Heath Construction in Fort Collins to build a $6.4-million addition to Mountain View High School in Loveland while Laramie School District 1 chose the contractor for its $2.75-million remodel of Anderson Elementary School in Cheyenne.
The Mountain View High project includes construction of a 45,000-sq-ft addition to the existing high school, including a two-story classroom wing, 550-seat auditorium and auxiliary gymnasium. Construction began in May and will continue through next April.
The remodel of the 55,000-sq-ft Anderson Elementary is taking place this summer and next, when students are out of school. Heath will be joined on the project by two Cheyenne subcontractors, Mechanical Systems Inc. and Superior Electric & Communications Inc.
Office Could Become State’s First LEED-CS Platinum Building
Seven Generations LLC in Fort Collins has begun construction on Seven Generations Office Park, an office building that has the potential to be the first LEED-CS platinum-certified building in Colorado.
The park’s buildings will be 50% more energy efficient than 2001 heating and air conditioning standards; use 40% less indoor water; reduce landscape water use by 84%; have an underfloor HVAC system and significantly lower CO2 emissions. Completion is scheduled for September.
Construction Under Way on MacKenzie Place
Lantz-Boggio Architects and MacKenzie House have teamed up to design and build MacKenzie Place in Fort Collins—the fourth project on which the two Denver firms have collaborated.
Expected to cost $71 million, the 21-acre campus will feature a total of 230 dwelling units for seniors, including 83 independent-living cottages and a 200,000 sq ft main building containing 95 independent-living apartments, 26 assisted-living residences and a 26-unit memory-care component.
The construction team consists of Palace Construction for the main building and Landmark Construction for the cottages. The initial phase of cottages were slated to finish by June, with the main building scheduled to open in January.
JE Dunn Completes Memorial Hospital North
JE Dunn Construction in Denver has completed construction of the first patient tower at Memorial Hospital North in Colorado Springs.
The new hospital is the first of three patient towers planned for the 82-acre site at the intersection of Briargate Parkway and Union Boulevard. Work on the 224,000-sq-ft facility began in July 2004. The project topped out in early December 2005.
The $73.1-million project was designed by Jonathan Bailey Associates and Gallun Snow Associates. Other design team members included Cator Ruma & Associates, Classic Consulting Engineers and Martin/Martin Consulting Engineers.
Ground Broken on Denver’s Broadstone Lofts
A groundbreaking ceremony was held in early May for the Broadstone Lofts at 2101 Market St., across from Coors Field in Denver’s Ballpark District.
The 315,718 sq-ft project is a 226-unit residential, for-rent complex combining a new, eight-story building with an existing historic building, the Piggly Wiggly MacMarr Building, a warehouse built in 1927.
The developer for the Broadstone Lofts is Broadstone at Ballpark Lofts Alliance LLC of Denver. Ivins Design Group, also of Denver, is the architect. The contractor is GE Johnson Construction Co. of Colorado Springs.
Springs School Earns EPA Energy Star Rating
Christa McAuliffe Elementary School was awarded an Energy Star rating from the U.S. Environmental Protection Agency.
The $9.8-million school—scheduled to open in August—was designed by H+L Architecture in partnership with Colorado Springs School District 11 and M.E. Group. Nunn Construction is the general contractor.
McAuliffe Elementary features geothermal heating and cooling, heat pumps with localized controls, high-performance glazing with daylight and vision windows, spray foam insulation in wall cavities to reduce air infiltration, building configuration to maximize natural daylighting; roof monitors and solotubes for daylighting; and stepped light fixture controls with room-occupancy sensors.
Construction Starts on Lima Ridge in Denver
Construction is under way on Lima Ridge Professional Center at 6924 S. Lima St. at the northeast corner of Lima Street and Easter Avenue in Denver.
Developed by Glenborough LLC, the commercial development was designed by Denver’s Ware Malcomb. Murray and Stafford Inc., also of Denver, is the general contractor.
The project includes 12 single-story office and retail buildings, ranging from 10,600 sq ft to 16,000 sq f. The buildings total approximately 160,000 sq ft on 18.5 acres. Construction is expected to finish by December.
