Four Seasons Tower/CU Law School/Montrose Memorial Topping-Out

The $350 million, 50-story Four Seasons Hotel and residential tower will begin construction in downtown Denver this year.

Four Seasons Makes First Foray into Denver

Construction will begin this year on the The Four Seasons Hotel and Private Residences, a hotel-affiliated residential tower that will be built on the southeast corner of Arapahoe and 14th streets, adjacent to The Denver Center for Performing Arts.

It's expected to finish in 2007.

The project is valued at $350 million, making it the most expensive privately owned building ever built in Denver. The 50-story tower - 752 ft tall, including the spire - will be the third tallest downtown building by floors and contain 922,000 sq ft, with usable floor space of 695,000 sq ft.

The development will include 140 luxury private residences, 230 hotel rooms and suites, a restaurant, full-service spa and fitness center, retail shops and 447 parking spaces.

Carney Architects is the architect-of-design and HKS Inc. is the architect-of-record. The interior designer is Yabu Pushelberg. Four Seasons is developing the project in partnership with Denver-based developers Teatro Tower LLC, managed by Jeff Selby and Michael Brenneman.

Ground Broken on $86M Denver Newspaper Building

Ground was broken in the fall on the $86 million office building that will house the Denver Newspaper Agency, The Denver Post, Rocky Mountain News and MediaNews Group.

The 11-story facility is under construction at Colfax Avenue and Broadway across from the state Capitol and near the Wellington E. Webb Municipal Building. Hensel Phelps Construction Co. is the general contractor. Newman Cavender & Doane is the primary architect.

The 318,400-sq-ft building - one of the largest private buildings along Colfax Avenue - is scheduled to open in two years.

CU Starts Construction on New Law School

Construction will begin this month on the new School of Law at the University of Colorado in Boulder. The project broke ground in November and is set for completion by the fall 2006 semester.

More than $8 million in privately raised money will support the construction and $5.6 million has been added from CU-Boulder's reserve funds. Students will be the largest contributors, paying $26.9 million of the total building costs through a law school tuition differential of $1,000 a year, which began in 1999, and a $400-a-year fee assessment on all 29,000 CU-Boulder students.

The student fee will also finance three other campus construction projects.

White Construction Building New HQ

White Construction Group broke ground in November on its new $2.5 million, 16,000-sq-ft, two-story headquarters at 18 S. Wilcox St. in Castle Rock.

Company President Tim White decided to build the new facility to accommodate the company's growth and celebrate its 20th anniversary in 2005.

Colorado Springs-based Fennell Group is providing architecture and design services with agency principal Jim Fennell heading the project.

Montrose Memorial Tower Addition Tops Out

A topping-out ceremony was held in late fall for the new 91,000-sq-ft patient tower at Montrose Memorial, built by Colorado Springs general contractor GE Johnson Construction Co.

The new addition - a design-build project with H+L Architecture - will include more patient beds, as well as a new medical/surgical patient-care area with private rooms, a new emergency room, intensive care unit, cardiac catheterization lab, front entry and food service operation.

The project will also feature a rooftop helipad with direct access to the emergency room and a fourth-floor shell to accommodate future expansion.

ECI Lands Three Front Range Parks

ECI Site Construction Management Inc. of Loveland began construction last fall on three new park and athletic field projects along the Front Range.

The city of Loveland selected ECI for its $5.5 million Loveland Sports Complex while the Foothills Park and Recreation District picked it to complete the first phase of the Ridge at West Meadows Park and ballfield project.

The city of Lafayette also awarded ECI the contract for the $1.9 million South Pointe Park, designed by Design Concepts.

$4.5M CEC Middle College Expansion Begins

JHL Constructors began construction in December on a 21,000-sq-ft addition and 107,000-sq-ft renovation at the Career Education Center Middle College for Denver Public Schools, located at 2650 Eliot St. in Denver.

Designed by Larsen Architects, the $4.5 million addition includes a new kitchen, cafeteria, classrooms, administration space, restrooms, parking lot and a new school-wide security system. The project will also feature upgrades to the current site and building to ensure ADA compliance.

The two-story addition will sit on caissons and grade beams and will have a steel superstructure wrapped in a brick veneer accentuated by aluminum storefront and windows.

Pinkard Breaks Ground on Courtyard at Wilcox Square

Pinkard Construction has broken ground on The Courtyard at Wilcox Square, a 33,000-sq-ft, three-story addition to an existing building in downtown Castle Rock.

The first floor will feature retail and restaurant space with the upper two floors designed for office space. A courtyard will mark the building's front entrance. Three existing buildings will be demolished to make room for the new addition.

Pinkard Construction is providing comprehensive preconstruction services for the project. The mechanical, electrical and plumbing trades are being handled as part of a design-build relationship between Pinkard and River Studio Architects.

Dave Singleton is the project manager; Jerry Cannon is the project superintendent. Prime subcontractors include Riviera Electric, Mesa Plumbing and Central States Roofing.
