CTL/Thompson Solves Silt Problem at Retail
Center
The Fort Collins branch of CTL/Thompson provided construction
materials testing and observations for a new 31,000-sq-ft
retail center located on the southeast corner of Mulberry
and Timberline in Fort Collins. The project broke ground the
first week of August.
During the construction materials testing and observations
process, CTL/T found silt that was unsuitable for foundation-bearing
material. Firm professionals recommended that the material
be sub-excavated and replaced with engineered fill. They also
recommended fly-ash or portland cement stabilization below
the pavement. This solution helped to develop the site without
importing materials.
The design team for the project includes architect SEM and
general contractor Golden Triangle Construction. The property
is owned by MFP Fort Collins LLC.

consists of a nine-classroom addition and remodel of the existing
structure. Other project participants were GPD Land Design,
Anderson & Hastings, Peak Engineering, Abeyta Engineering
and Corey Engineering. Bassett & Associates Inc. was the
general contractor.
Designed to become an icon for neighborhood activities rather
than just an addition matching a 40-year-old building, the
new two-level structure contains 16,500 sq ft of classroom
space.
The new building was set at a 30-degree angle from the parallel
lines of the existing L-shaped school, a configuration that
creates a courtyard suitable for special events and sets the
new building apart from the existing one. A second-level bridge
connects the two facilities while keeping the ground-level
circulation and flow of the landscape.
